An environmentally friendly building with intelligent technological solutions and a very high standard of comfort has been erected. The first companies will move in soon.
"We have realized a dream and today we are opening the Alpha office building, the first one in the planned modern airport district, Airport City Gdansk. Customers and observers are delighted with the level of technology used. Commercialization of the building is progressing optimistically. As soon as we lease most of its space, we will announce a tender for construction of another, twice as big, Bravo office building. We already have both the project and the building permit ready for it. The pandemic did not divert us from the chosen path of creating Airport City Gdansk. It showed that the idea was right, because thanks to the new commercial space we will be able to earn money also in crisis moments on the aviation market”. - said Tomasz Kloskowski, President of Gdansk Lech Walesa Airport.
Alpha's commercialization currently covers one third of the building. The largest tenant will be an international IT company, which will occupy space on three floors of Alpha building. The adaptation of the interiors is currently under way. Employees should move into their new offices in autumn. The space is being developed by TETRIS, a global company that creates inspiring spaces with a local touch for companies and their employees.
"We have managed to build the first office building within Airport City Gdansk without any major problems. Today we see how good the decision that we made a few years ago was. We had concluded the contract for the construction of Alpha for almost PLN 66 million net in 2019 and we had managed to do it timely before the market turbulences appeared. Due to the pandemic, shaky supply chains and shortages of goods in the construction industry, such an investment would now cost us much more. Our long-term business partner, Bank Pekao, proved to be invaluable in its implementation and thanks to them we issued bonds to finance the investment. The cooperation with the general contractor of the Alpha building, i.e. HOCHTIEF Polska, was also exemplary", said Michał Dargacz, Director for Airport City Gdansk at the Gdansk Airport. He added that the talks with potential tenants for the remaining office space in the Alpha building were at an advanced stage and that he hoped to sign appropriate agreements with them soon.
Alpha is being commercialized by JLL, a global business real estate advisory company with offices in 80 countries. Its representatives emphasize the exceptionally high quality of the Alpha building and its parameters, which predestine it especially for clients with high technical requirements, e.g. from the IT industry.
The uniqueness of the investment is confirmed by the fact that it was realized in accordance with LEED certification requirements, according to the newest and most restrictive version of v4 Building Design and Construction. The first building has already been certified at a very high Gold level, which can be achieved by using the best technologies, including water- and energy-saving technologies, as well as optimizing construction processes to create an environmentally friendly building. The consultant responsible for LEED certification was Sweco Consulting.
The general contractor for Alpha was HOCHTIEF Polska [HOCHTIEF Poland]. "The Airport City Gdansk complex is a unique project on a national scale, and Alpha is a modern office building with high environmental standards, confirmed by LEED Gold certification. Everyone involved in this project is proud of its results," said Tadeusz Blecha, President of HOCHTIEF Polska.
Alpha was designed by PIG Architekci [PIG Architects], a design studio which supervised the project throughout its construction, overseeing every detail on behalf of both the contractor and the investor, the Gdansk Airport.
Alpha office building has 6 floors and 8.5 thousand square meters of lease space. Two underground storeys offer a total of 197 parking spaces. Alpha is the first of 7 planned office and commercial buildings within Airport City Gdansk, a modern airport district, with 100 thousand square metres of leasable space. The huge advantage of ACG is its location in the vicinity of the Airport, Tricity Bypass and close proximity to the A1 motorway, with excellent access to the Pomeranian Metropolitan Railway, public transport and a network of bicycle routes. ACG investment has been created in accordance with current trends, taking into account the needs of building users and respecting the natural environment.
