Airport City Gdansk. We build office buildings at the airport

09.08.2019 | 12:00

Gdansk Lech Walesa Airport begins the construction of the Airport City, a modern commercial investment located at the airport. It is a complex of 7 office buildings combining service, catering and hotel functions. The names of the office buildings refer to the aviation alphabet: Alpha, Bravo, Charlie, Delta, Echo, Foxtrot and Golf.

One of the most important advantages of the Airport City Gdansk will be the direct vicinity of the Gdansk Airport, which offers 81 connections to 21 countries in 2019, including 10 airport hubs: Zurich, Dusseldorf, Frankfurt, Munich, Amsterdam, Helsinki, Copenhagen, Oslo, Stockholm and Warsaw. The Airport City complex is characterized by a quick road connection to the Tricity Ring Road (Obwodnica Trójmiasta), the A1 motorway and the vicinity of the Pomeranian Metropolitan Railway. An easy access will also be provided by numerous bus connections.

The entire Airport City investment will offer around 120 000.00 sq. m of usable area and approximately 100 000.00 sq. m of rentable area. The buildings will have an intelligent management system and 24-hour security. The energy saving of the investment will be supported by the Leed Gold Certificate. The buildings will be fully adapted for the use by disabled people. Facilities for the cyclist are also planned. Within the complex there will be electric vehicles and Mevo bicycles charging stations. The construction of a sport and recreation zone is also planned. In cooperation with Pomeranian universities and NGOs, the following themed paths are planned: cultural, recreational, catering and shopping.

The new investment of the Gdansk Airport focuses on nature. Green areas and friendly climate are the undoubted advantages of the Airport City. In addition to the existing trees, there will be grasses, ornamental plants and flowers around the office buildings. There will be green observation decks on the roofs, and a vegetable garden next to one of the buildings.
The Alpha building will be completed as the first of the Airport City Gdansk buildings. It will have 6 floors and two underground floors and will offer 197 parking spaces. The usable area of the facility will be 8 500.00 sq. m. The tender for the Alpha building was announced on Friday (9th August 2019). Construction of the facility should begin in the fourth quarter of 2019 and finish in the second/third quarter of 2021. In the next stage, the Bravo building with a usable area of 16 500.00 sq. m is to be implemented, including 381 parking spaces. The Bravo construction schedule and commissioning date will depend on the market success of the Alpha facility.

The modern office area in the Tricity are currently focused on the main communication junction connecting Gdansk with Sopot and Gdynia. As much as 27% of the entire Tricity supply is located at the intersection of Grunwaldzka and Kołobrzeska Streets (Olivia Business Center and Alchemia complexes). However, there is an increased interest of developers in locations outside of Oliwa and it should be assumed that this trend will continue. The areas outside the ring road, especially those near the airport, are to become the counterweight to the most popular business districts.

The investor of Airport City Gdansk is the Gdansk Lech Walesa Airport. The company manages a modern, third largest airport in Poland, which plans to carry 5 million passengers in 2019. “The Airport City Gdansk project is the investment which, in the long run, will enable the diversification of our company’s revenues. We want it to constitute a significant part of our activity in several years, and to complement the revenue from airport and non-airport activities. In this way, we are also increasing the company’s assets, while building a new airport district.” said Tomasz Kloskowski, the President of Gdansk Lech Walesa Airport. The construction of Airport City Gdansk is to be financed from the issue of bonds by Bank Pekao S.A. and from the airport’s own funds.

The Warsaw based PIG Architekci design office is responsible for the concept of Airport City Gdansk, along with the design documentation, which among others, designed the Kolonia Sielce Office Warsaw office building, Dowborczyków Łódź office building, the Adnreasstrasse Ostbanhof Berlin office buildings concepts, Berlin an der Urania Berlin, Jerozolimskie Business Park and Poznań Office Center complex. In addition, they also are the authors of the expansion of the T2 terminal at the Gdansk Airport and the Krakow airport, the construction of the Józef Piłsudski Museum in Sulejówek and football stadiums in Olsztyn and Chorzów.
