Contract for the construction of the Alpha building as a part of Airport City Gdansk

Gdansk Lech Walesa Airport has signed a contract with HOCHTIEF Polska for the construction of the first of the planned seven office buildings in the new commercial investment, Airport City Gdansk. HOCHTIEF will build the Alpha office building for almost PLN 66 million net.

On 24th October 2019, Tomasz Kloskowski, the President of the Gdansk Airport and Tadeusz Blecha, the Board Member of HOCHTIEF Polska and Grzegorz Zaborowski, the Director of HOCHTIEF Polska Branch in Warsaw signed a contract for the execution of this project. "We are beginning one of the largest business investments in the TriCity (Trójmiasto). No airport in Poland has ever implemented such a project. These are the largest and most important airports serving 20-30 million passengers a year which build such office parks abroad. So, we join the best" said Tomasz Kloskowski,  the President of the Gdansk Lech Walesa Airport. He added that Alpha office building will be a test for the entire Airport City Gdansk project. "It is not a piece of art to build such an object, but the point is to sell its commercial space" added the President of Gdansk Airport. "We are very happy that the investor entrusted us with the construction of the first stage of the Airport City Gdansk complex. We have been operating on the Polish construction market for over twenty years and during this time we have successfully completed numerous projects that changed the landscape of many cities. We are proud that by carrying out this order, we can participate in an investment of something unique on a national scale, which will contribute to the further development not only of the Airport itself, but also of the entire TriCity" said Tadeusz Blecha, the Board Member of HOCHTIEF Polska. 

The newly built Alpha office building will have 6 floors and 2 underground floors, and will offer a total of 197 parking spaces. The leasable area will be 8.5 thousand sqm. The facade of the facility will be made of aluminum-composite cladding. It will contain characteristic metal elements in the shape inspired by the aileron wings of the aircraft. The facade lighting will refer to the aircraft position lights. There will be offices and a service zone in Alpha. The office building will be located between Słowackiego Street and the Pomeranian Metropolitan Railway overpass, opposite to the T2 passenger terminal. The facility will be equipped with an intelligent management system and 24-hour security monitoring. The energy efficiency of the investment, among others, will be supported by the Leed Gold Certificate. The building will be fully adapted for use by disabled people.

In the tender for the construction of the Alpha office building announced in August 2019, the best offer was made by HOCHTIEF Polska and, according to the contract, this company will implement the investment for PLN 65 969 770,09 net. The construction will begin this year and it will end in the second / third quarter of 2021. The investment will be financed from the issue of bonds with support of Bank Pekao S.A. and from the Gdansk Airport’s own resources.

Depending on the market success of the first office building, Gdansk Airport will decide to build another facility called Bravo, with the usable area of approx. 16.5 thousand sqm and with 381 parking spaces. A total of 7 office and service buildings are planned with names referring to the aviation alphabet: Alpha, Bravo, Charlie, Delta, Echo, Foxtrot, Golf. Ultimately, the Airport City Gdansk investment will offer around 100 thousand sqm of rentable area.
 
The advantage of Airport City Gdansk is the neighborhood of the Gdansk Airport, from which over 80 connections to 21 countries are operated. The complex will have quick road connections with the Tricity Ring Road and the A1 motorway. The proximity of the Pomeranian Metropolitan Railway and numerous bus connections makes it even more attractive.
